Pricing, and What Drives It
We don't quote a flat number over the phone because the job isn't flat. What drives the cost is almost always the age and setup of the door in front of us.
A torsion spring on a house built in the 1980s is usually a standard size we carry on the truck. A door from the same era but a custom width - common in some of the larger lots around this area - can mean an order instead of a same-visit fix.
Housing stock across the service area runs 1964 to 2006, with the median landing around 1983. That 40-year spread matters because opener systems, spring types, and track hardware all changed over those decades.
A house near the older end of that range is more likely to still have its original hardware, which can mean parts that aren't stocked anymore. A house from the 1990s or 2000s is more likely to have a newer opener with logic boards that fail differently than they wear out.
Cold-moderate winters add another variable - cold makes steel brittle and grease stiff, so winter calls tend to be springs and cables rather than openers. We'll tell you on-site what we're dealing with and why, before we touch anything. If a repair is going to cost close to what a new door runs, we say so instead of nickel-and-diming an old door back to life.
What Breaks Around Here
Across the 34 named areas we serve, most homes fall into 1980s-90s construction, and that generation of garage door tends to fail in a predictable order: torsion springs first, then the rollers and cable, then the opener's circuit board once it hits 20-plus years of use. If your neighborhood was built earlier in the 1964-2006 window, you're more likely dealing with a heavier steel door on simpler hardware - fewer sensors to go wrong, but harder to source panels when one gets dented.
Newer construction toward the later end of that range usually has a wall-mounted opener with a rolling code and a battery backup, and the failures there skew toward the opener itself rather than the door - a dead capacitor, a stripped gear, a remote that stops syncing.
One honest limit: if a door is original to a 1960s or '70s build and a spring or panel has failed, we may not be able to match the part. In that case a full replacement is usually cheaper and faster than hunting down a discontinued size, and we'll say that plainly rather than stringing along a repair that won't hold.

Farther out we cover Oatfield (5 mi), Gladstone and Raleigh Hills (6 mi), Bull Mountain (6 mi), West Slope (7 mi), and then the 8-mile ring: West Haven-Sylvan, Sherwood, and Cedar Hills. Beyond that, Cedar Mill and Canby sit at 10 miles, Bethany at 12, Damascus at 12, Beavercreek and Aurora at 13, Newberg and Mulino at 15, Fairview and Boring at 16, Hubbard and Troutdale at 17, Dundee and Cornelius at 18, and North Plains rounds it out at 19 miles.

Do you charge more the farther out you drive?
Distance affects scheduling more than price - we group calls by area each day so nearby jobs like Palisades or Stafford often get tighter windows. For the outer edge of our range, like North Plains or Dundee, we just plan the route around it rather than charging extra.
My house is from the 1970s - will you have the parts?
Often not on the truck. Homes at the older end of our 1964-2006 range sometimes have original hardware that's been discontinued. We'll check on-site and tell you straight if it's a stock part or an order, and whether replacement makes more sense than chasing a match.
Why do springs seem to fail more in winter?
Cold makes steel less forgiving and stiffens the grease in the coils, so a spring that's already near the end of its life is more likely to snap during a cold stretch. This area's cold-moderate winters make that a regular seasonal pattern for us, not an unusual event.
